It is not affiliated with or endorsed by MAS, CPF Board, IRAS, HDB, URA, data.gov.sg, a bank or another institution. References and links identify sources only.
3. No offer, approval or transaction
Nothing on the Service is an offer, recommendation, solicitation, product quotation, loan approval, HFE letter, tax assessment, valuation report, insurance decision, eligibility confirmation, CPF/HDB/IRAS determination or commitment by any institution. The Service does not execute a trade, loan, insurance policy, property transaction, tax filing or government application.
4. Estimates depend on inputs and scope
An output is only as reliable as the entered values, selected options, stated assumptions, implemented formula and source snapshot. An incomplete, inaccurate or outdated input can materially change the result. Rounding, timing, fees, taxes, reliefs, residency, credit, legal ownership, exceptions and institutional practice may not be fully modelled.
Read the calculation scope, formula trace, exclusions, warnings, source and effective/checked date before using a result.
5. Rules and data change
Rates, thresholds, duties, tax bands, CPF settings, retirement sums, TDSR/MSR rules, product terms and policies can change, sometimes without the saved calculation changing. A saved result is a dated snapshot. Confirm the current official source before acting.
If an official source is unavailable, interest.sg should show the limitation or unavailability rather than represent an estimate as current official data. Even validated source data can later be corrected by its issuer.
6. Property, mortgage and affordability tools
Property and mortgage outputs are planning estimates. They do not determine market value, legal title, loan eligibility, credit approval, HFE status, LTV, TDSR/MSR treatment, CPF usage, MOP, ABSD/SSD/BSD relief or remission, conveyancing requirements, completion timing or cash-flow availability for a real transaction.
Lenders, HDB, CPF Board, IRAS, valuers and lawyers may use additional information and reach a different outcome. Obtain a lender decision, professional valuation and legal/tax confirmation before committing to a purchase, sale, option, loan or renovation.
7. Automated listing extraction and estimated value
AI import extracts editable facts from a screenshot or supported listing page and can make mistakes. It does not authenticate a listing, agent, seller, tenure, measurement or price. You must verify every field.
The automated estimated-value range uses selected HDB or URA transaction records under stated matching, date and sample rules. It is not an appraisal or professional valuation and may omit differences in condition, floor, orientation, view, renovation, exact tenure, transaction type and market changes.
8. CPF, retirement and tax tools
CPF and retirement outputs do not confirm contribution allocation, interest crediting, withdrawal eligibility, payout, nomination, scheme status or a decision by CPF Board. Tax, relief and stamp-duty outputs are illustrations, not a filing, ruling or assessment by IRAS. Eligibility, caps, ownership, residency, related-party facts, dates, exemptions and remission conditions require official or professional confirmation.
9. Savings, T-Bills, SSBs and fixed deposits
Comparisons may not include every institution, issue, promotional condition, early-withdrawal consequence, allocation limit, application method, liquidity need, tax consequence or opportunity cost. An indicated yield or ranking under chosen assumptions is not a recommendation or assurance that the product is available or suitable.
10. Portfolio simulation and investment risk
A simulation is hypothetical. Assumptions about returns, volatility, correlation, inflation, contributions, withdrawals and rebalancing are not forecasts. Past, average or simulated performance does not guarantee future results. Markets can behave outside the model, and you can lose part or all of the money invested. The tool does not recommend a security, fund, portfolio or allocation and does not assess your suitability or risk capacity.
11. Third-party content and links
Third-party pages, data and services remain under their owners' control and may change, fail or contain errors. A link or citation is not an endorsement. Check the authoritative page and terms that apply to the actual product or transaction.
