By using the Service, and by affirmatively accepting these Terms when creating an account, you agree to them. If you do not agree, do not use the Service or create an account.
1. Who operates the Service
interest.sg is currently operated by its owner and is not presented as a registered company. The owner is the contracting Operator. General contact: hello@interest.sg. Privacy contact: privacy@interest.sg.
2. Eligibility and capacity
You must have legal capacity to enter into these Terms. My Financial Profile is limited to users aged 21 or older. If you do not have legal capacity, use the Service only with a parent or legal guardian who accepts responsibility for the use.
You must provide accurate account information and may not impersonate another person or create an account for someone without authority.
3. What the Service provides
The Service provides general educational information, user-directed calculators, dated source/reference pages, saved calculations, optional profile/scenario tools, exports and automated property-listing/transaction comparisons.
The current Service does not execute a financial transaction, open an account, arrange a loan or insurance policy, file a tax return, submit an HDB/CPF/IRAS application, act as a conveyancer or issue a professional valuation.
Public calculator and account features are currently available without a charge. Any future paid feature will display its price, material conditions and separate purchase acceptance before payment.
4. No professional or regulated advice
The Service is not personalised financial, investment, legal, tax, accounting, credit, CPF, HDB, property, valuation or other professional advice. interest.sg is not a bank, lender, insurer, broker, financial adviser, property agent, valuation firm, tax agent, law practice or government agency.
Outputs are mathematical illustrations based on the inputs, assumptions, scope and dated rules shown. They do not assess every fact relevant to suitability, eligibility, credit, residency, relief, remission, valuation, legal title or transaction timing. You remain responsible for the decision and should obtain confirmation from the relevant authority, institution or qualified professional before a material commitment.
5. Accounts and security
You are responsible for:
- keeping your password and devices secure;
- using a unique password and protecting verification/reset links and one-time codes;
- promptly reporting suspected unauthorised access;
- reviewing and revoking unfamiliar sessions; and
- keeping your name, email and saved information accurate.
You may not share an account in a way that defeats security controls, access another person's data or attempt to bypass authentication. We may require email verification, security challenges or a fresh sign-in.
6. Your information and saved content
You retain your rights in information you enter or upload. You give the Operator a limited, non-exclusive right to host, copy, transmit, encrypt, decrypt, transform and display that information only as needed to provide, secure and maintain the function you request, comply with law and enforce these Terms.
You must have the right to provide the information. Do not enter or upload unlawful material, confidential information belonging to someone else, malware, or unnecessary identity/financial credentials. Do not provide an NRIC/passport number, bank password, one-time code, card number or full bank-account number.
The Privacy Policy explains collection, providers, retention, export and deletion.
7. Property listing links, screenshots and AI import
You may use AI import only with a listing link or screenshot you are entitled to use. Crop or obscure agent/customer names, phone numbers, faces and other unnecessary personal data. Do not upload identity, bank, legal or confidential documents.
AI extraction can be incomplete or wrong. You must verify and correct every extracted field before using a result. AI-extracted text is not a valuation or verification of the listing. The automated estimated-value range uses selected official HDB or URA transaction records under stated matching rules and remains an estimate, not a professional valuation.
Third-party listing sites have their own terms and rights. The availability of an import option does not authorise infringement or automated access that the source prohibits.
8. Acceptable use
You must not:
- break a law, infringe rights or use the Service for fraud or deception;
- probe, attack, overload, disrupt or bypass security, rate limits or access controls;
- introduce malware or harmful code;
- scrape or automate access in a way that imposes unreasonable load, bypasses controls or republishes protected content;
- reverse engineer the Service except to the limited extent a right cannot lawfully be excluded;
- use outputs to impersonate an authority, adviser, lender, valuer or interest.sg;
- remove source dates, warnings or disclaimers when sharing a result in a way that makes it misleading; or
- use another person's account or personal data without authority.
Ordinary browser use, personal exports, quotation with attribution and indexing by compliant public search engines are not prohibited by this section.
9. Sources and third-party services
The Service may use or link to information from MAS, CPF Board, IRAS, HDB, URA, data.gov.sg, banks, property-listing sites and other third parties. Names and marks belong to their owners. “Official source” refers to data origin only and does not imply endorsement of interest.sg.
Third-party data and services can be delayed, revised, unavailable or subject to separate terms. We do not control a third-party page. You should verify current official material before acting.
10. Intellectual property
Except for user information and identified third-party material, the Service—including its branding, interface, original text, code, arrangement, graphics and proprietary calculation presentation—is owned by or licensed to the Operator and protected by applicable rights.
We grant you a limited, revocable, non-transferable right to use the Service for lawful personal or internal business evaluation under these Terms. This does not grant a right to resell the Service, copy a substantial database, misrepresent authorship or use the interest.sg name/logo as your own.
11. Availability, corrections and changes
We may maintain, correct, change, suspend or remove a feature, source or result where reasonably necessary for security, law, source availability, rule verification or Service improvement. A dated saved calculation is a snapshot and may not update automatically when rules change.
We aim to label material unavailability and not fabricate source data. We do not promise continuous, error-free or permanent availability. Where practical, we will give notice of a material account feature change.
12. Suspension and account closure
You may delete saved items, My Financial Profile or the account through available controls. We may restrict or suspend access where reasonably necessary to investigate a security issue, comply with law or address a material/repeated breach of these Terms. We will act proportionately and, where lawful and practicable, explain the action.
Account deletion is intended to be permanent. Export anything you need first. The Privacy Policy explains recovery copies, audit evidence and pseudonymous analytics that may expire separately.
13. Disclaimers
The Service is provided on an “as available” basis. To the extent permitted by law, we do not warrant that every source, formula, translation, estimate or feature is complete, current, error-free, suitable for a particular purpose or available without interruption.
The separate Financial Disclaimer forms part of these Terms. Nothing in these Terms overrides a clear, more specific warning shown by a tool.
14. Liability
To the maximum extent permitted by law, the Operator is not liable for an indirect, incidental, special, exemplary or consequential loss, loss of profit/opportunity/data, or a decision, transaction or filing made in reliance on an estimate, stale source, user error or third-party service.
Where liability cannot be excluded but may lawfully be limited, the Operator's total aggregate liability arising from the Service is limited to the greater of (a) the amount you paid the Operator for the Service in the 12 months before the event and (b) S$100.
Nothing in these Terms excludes or limits liability that cannot lawfully be excluded or limited, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation. Your mandatory rights under applicable consumer law are not affected.
15. Responsibility for misuse
You are responsible for reasonably foreseeable loss caused by your unlawful use, infringement, unauthorised upload or deliberate attack on the Service. This section does not require you to compensate the Operator for loss caused by the Operator or for a matter for which liability cannot lawfully be shifted.
16. Changes to these Terms
We may update these Terms for changes in law, providers or the Service. We will publish the new version and effective date and give reasonable notice of a material change. If acceptance is legally or operationally required, we will request it before continued account use. Changes do not retroactively rewrite an already completed transaction.
17. Governing law and disputes
These Terms are governed by Singapore law. Subject to any mandatory right or forum that applies to you, the courts of Singapore have exclusive jurisdiction. Before filing a claim, each party should send a concise written notice and allow 30 days to try to resolve the dispute, unless urgent relief or a limitation period makes that impracticable.
18. General terms
If a provision is invalid or unenforceable, it is limited or removed only to the minimum necessary and the rest remains effective. A delay in enforcing a right is not a waiver. You may not transfer your account or these Terms without consent; the Operator may transfer the Service to a properly disclosed successor as part of a genuine business transfer, subject to law and the Privacy Policy.
These Terms, the Privacy Policy, Financial Disclaimer and any clearly stated tool-specific terms form the agreement for the Service.
19. Language and contact
These Terms are available in English and Simplified Chinese. Both are intended to have the same meaning. If a translation inconsistency cannot be resolved, the English version prevails to the extent permitted by law.
