Home and contents planning guide
How to plan a home and contents replacement amount
Confirm who is responsible for the building first, then estimate renovations, movable contents and personal belongings separately—without using market value as reconstruction cost.Open home and contents calculator →Separate four layers first
- Building reconstruction: counted only after you confirm responsibility
- Renovations and non-building fixtures
- Movable contents such as furniture, appliances and electronics
- Personal belongings, shown as a separate subtotal
Purchase price, land value and possible sale price are not reconstruction cost. For the inventory, use current replacement amounts you choose rather than resale values.
HDB and tenant modes
HDB says its fire scheme covers building structures, fixtures and fittings provided by HDB or its approved developers, but not furniture, renovations or personal belongings. Actual coverage remains controlled by current documents. Tenant mode excludes building reconstruction and totals only the tenant-entered renovations, contents and belongings.
Condominium and strata homes
GIA states that the MCST must insure strata-titled buildings for property damage. BCA regulations also show that later owner improvements or fixtures may not automatically form part of the subdivided-building calculation. Check MCST and policy records to avoid duplication or omission.
Simplified landed-home method
construction cost = CFA × user-entered unit reconstruction costsubtotal = construction cost + built-in building fixturesreplacement cost = (subtotal + professional fees + debris removal) × (1 + GST)GIA’s general example assumes professional fees at 10% of the subtotal, debris removal at 5%, and then 9% GST. GIA stresses that this is a simplified example; a qualified property valuer or quantity surveyor may be needed for a more accurate amount.
Neutral comparison and privacy
If you confirm an existing sum insured, the calculator shows only the arithmetic estimate-minus-existing-sum difference. It does not interpret that difference as underinsured, overinsured, suitable or unsuitable. Profile save-back offers aggregate amounts and a review date, not named or item-level possessions.
Tool boundary
